Due to land reforms act, there are lot of problems in Karnataka to acquire agriculture land. To buy agriculture land in Karnataka one has to be an agriculturist and his income has to be below Rs.2,00,000/- per year. Further, one cannot buy land in the name of a minor. Whereas in Tamil Nadu, any individual whether he is an agriculturist or not can buy a land.
With the expansion of BDA and BMRDA, a lot of farm lands have been acquired by the karnataka govt. for the formation of layouts and in return govt. offers very less compensation to the land owners that too after a lot of procedural delays. In Bagalur, there is no govt. acquisition problem.
Once the full payment is made, registration can be done. We take the responsibility of completing the entire registration process, get the khata, chitta, patta transferred in your name. A latest encumbrance certificate after registration is also obtained in your name.
11 % on the Guideline Value, This is approx. cost. Actual cost depends on survey nos. However we do the entire job for you.

This cost includes watering of plants, maintenance of drip system, application of fertilizers, cleaning of land once in two months, application of pesticides, overall security for your plot.
Yes. By all means. The land is yours. You can do anything on the land that does not disturb the scenic beauty of the project.
Yes. We also offer our services for construction. We have standard designs to select. When you construct through us you need not bother about the price escalation of materials because our rates are fixed. Our architects supervise the job to ensure you a defect free construction. We charge Rs.2,200/- per sft for our regular models. Our architects also can design exclusive cottages.
Yes. Subject to availability of lands.

It is easily available. Already we have got connection for more than 100 cottages in our farm.
Yes. Our 18 borewells are yielding 180000 gallons per day. Apart from this we have 5 borewells in reserve, which are not yet utilized. Many customers have drilled borewells of their own. They are also having good water supply. Water at our project is sweet and very suitable for drinking and farming.
Yes. But we will advise which are the plants growing well in this area. In case you want to have additional plants more than what we offer, we can do that at extra charge. Water supply to those plants will be calculated separately and charged at a nominal rate of Rs.300/- per 5000 Litres, minimum Rs.350 per month.

At present our farm project is about 800 acres. We are hoping to increase it to 1000 acres by 2019 end. The size of the project is 6 Kms from the main gate till tail end. Buying farm in our project not only gives you greenery in your farm but you also enjoy the greenery of 850 acres already developed. The vast greenery has made this area one degree chiller than Bangalore weather. No doubt British used to call this area as LITTLE ENGLAND.

We have well trained security guards. We have two gunmen with a licensed double barrel gun. The entire area is fenced with barbed wire more than that about 100 staff of customers, company, contractors live in the farm so it becomes automatically secured.
We have good rapport with the neighboring villagers. In fact the prosperity of Baglur owes to our company as such people have lot of attachment to our Company.
